Thirteen new developments are selling in Puerto Rico right now, from Dorado Beach to Condado, Guaynabo, Mirama­r, Rio Grande and the Convention District. Eleven units across three of them are in the MLS today, from $1,980,900 to $7,750,000. Most of the rest never reach the MLS at all.

Five things to verify on any pre-construction purchase in Puerto Rico

  1. The HOA budget. New construction sheets frequently show $0. That is an empty field, not a number. Ask for the projected budget in writing before the deposit.
  2. The use permit. A project can advertise a delivery date that has already passed and still read “under construction”. Ask whether the permiso de uso has been issued.
  3. What the square footage means. Interior area, total construction and gross area are three different numbers, and the MLS does not always say which one it is publishing. Compare like with like before you compare price per foot.
  4. Lease restrictions. If the plan involves Act 60 or any rental use, get them in writing before the deposit, not after.
  5. The warranty and the delivery clause, with the penalty for delay, and CRIM certification.

What has closed

No closed sale is public at The Grove, at Sereno or at The Meadows Estates as of October 7, 2026. Everything you can read about those three today is an asking price.

New construction often closes outside the MLS, directly with the developer, so we pull closings by deed as well as by MLS. If you want the closing record for a specific community before you make an offer, ask us for it.

These are closed sales, not a valuation. A valuation is a CMA, and we do that with you.
