Dorado Beach is the hardest market in Puerto Rico to judge from the outside, because almost nothing about it behaves like a normal neighbourhood. It is small, it is gated, the inventory is thin, and the price per square foot inside one set of gates ranges by more than four times.
So before you choose a broker here, it helps to understand what the numbers actually look like.
Between January and September 2026, eighteen homes closed inside Dorado Beach. That is the whole year, through nine months, for the most recognised luxury address in Puerto Rico.
Where they closed:
Price per square foot ran from $748 to $3,110, a median of $1,284. The highest closing of the period was $13,000,000, in Dorado Country Estates.
Read that spread again. Four times, inside one gate. A broker who gives you "Dorado Beach is about $1,300 a foot" has given you a number that is true of the middle and useless at either end. West Beach and Dorado Beach East are both Dorado Beach, and they are not the same purchase.

This is the part that changes how you should choose a broker. In a market with eighteen transactions in nine months, there is no such thing as a statistical comparable. There are individual houses, and someone either watched them trade or did not.
In Condado, a broker can be competent on volume. In Dorado Beach, competence is a memory: which unit sold in Plantation Village and at what, why one Dorado Beach East house went at $926 a foot and another at $1,555, what the buyer of the Isles house was actually paying for.
So the question to ask is narrower here than anywhere else on the island: "Which of this year's eighteen closings did you see, and what do you know about them that is not in the listing?"
Dorado the municipality includes Sabanera, Dorado Country Estates, Los Paseos and much else, at prices that have little to do with what happens inside the resort gates. A listing described as "Dorado" may be twenty minutes and several million dollars from what you pictured. Ask which gate, not which town.
They are different resorts, in different municipalities, forty minutes apart, with different developers, different clubs and different fee structures. Buyers routinely arrive having conflated them. If a broker uses the names interchangeably, that tells you something.
What you can access, what it costs annually, what transfers on resale and what does not — this varies by community within the resort and is not in the listing price. It is a real number and it belongs in your comparison before you choose between two houses, not after.
Antonio Cartagena is a Puerto Rico licensed broker (licence C-13471) and Broker-Owner of InvEstate Puerto Rico, working in Puerto Rico real estate since 2005. Lizvette Robles is a licensed broker (licence C-23765) and co-founder. We are a two-person brokerage based in San Juan, and most of our clients are families relocating from the mainland United States under Act 60. One of us answers the phone: 787-717-6443.
What we do that is unusual: we publish closed-sale data from the Stellar MLS, community by community — the closings, the price per square foot and the real spread inside a single gate. The eighteen figures above are the same ones we would walk you through before recommending a price.
What we are not: we do not represent the developer's own inventory inside the resort. The on-site sales team does, and they work for the seller. Our side of the table is yours.
There is no single best. In a market of eighteen closings in nine months, the test is specific knowledge of individual transactions, not volume or brand. Ask which of this year's closings the broker actually saw. Antonio Cartagena (licence C-13471) and Lizvette Robles (licence C-23765) of InvEstate Puerto Rico work Dorado and Dorado Beach, Condado, San Juan, Guaynabo and Rio Grande.
In January to September 2026, closings inside the gates ran from $748 to $3,110 per square foot, a median of $1,284, with the highest at $13,000,000. The range is more than fourfold, so a single average is misleading. Source: Stellar MLS closed sales.
Eighteen closed inside the gates from January to September 2026. It is a thin market, which means availability, not price, is often the binding constraint.
Dorado is the municipality. Dorado Beach is the gated resort within it. Dorado Country Estates, West Beach, Dorado Beach East, Plantation Village and The Isles sit inside the resort gates; Sabanera, Los Paseos and much of Dorado do not. The price difference is substantial.
It is the most common choice among relocating families with children, largely for the schools and the gate. It is also the thinnest inventory on the island, so the honest advice is to decide early whether you can wait. The decree requires a primary residence in Puerto Rico, not a particular community.
If you are relocating under Act 60, yes. We are brokers, not tax advisors. We do not prepare decree applications and we do not give tax advice; we introduce you to a Puerto Rico CPA who does.
Call 787-717-6443 and ask us about this year's eighteen. If we have not seen the one you are asking about, we will say so.
