Moncayo Golf & Ocean Club is being built on roughly 1,100 acres in Fajardo, on Puerto Rico's east coast. Most of the coverage has been about the hotel brand. For anyone considering a purchase, the more useful question is who owns it, what is actually for sale, and what a family would find inside the gate on a Tuesday.
Auberge Resorts Collection was selected to operate the resort at Moncayo. The owners are Juniper Capital and Capital United, together with investors and philanthropists José E. Feliciano and Kwanza Jones. Carter Redd of Juniper Capital leads the development.
This distinction matters more than it sounds. It is the same structure as Bahía Beach, where Four Seasons manages and Paulson Puerto Rico owns, and the same as Esencia in Cabo Rojo, where Mandarin Oriental and Rosewood will operate and Reuben Brothers own. The brand on the door is rarely the name on the deed, and the owner is who decides what happens after the last closing.
Feliciano was born in Bayamón. He studied at Princeton, took an MBA at Stanford, spent years at Goldman Sachs, and in 2006 co-founded Clearlake Capital. Clearlake is a co-owner of Chelsea Football Club, and Feliciano and Kwanza Jones are co-owners of the San Diego Padres.
After Hurricane María, Clearlake and the Kwanza Jones & José E. Feliciano Supercharged Initiative matched donations for Puerto Rico relief. In 2023, Princeton opened two residence halls named for the couple.
Every family we take through a gated community asks the same three questions before they ask about the house: where do the children go to school, what happens in a medical emergency, and what is there to do on an ordinary weekday. Moncayo has published answers to all three.
Moncayo is developing an accredited, college-preparatory academic programme from pre-K through grade 12 with a local educational partner, with small class sizes, competitive sports and an arts programme. For a family relocating under Act 60, this is frequently the deciding factor — more than the view, more than the golf.
A medical clinic inside the Athletic Club will be staffed and operated by Crisis24, providing acute and emergency care 24 hours a day, 365 days a year, backed by a global network for medical evacuation and coordinated crisis response.
Finca Gabriela is the community's organic farm, with a farm stand and garden centre. The Village holds cafés, boutiques, salons, shared workspaces and private offices. Club amenities are reserved for 450 members — not 450 homes, 450 memberships — across the whole property.
Approximately 400 residences, all priced from $3 million upward, in three forms:
The golf course is an 18-hole championship layout by MacKenzie & Ebert, the firm behind redesigns at Royal Portrush and Turnberry. The club also offers private island access, tennis, pickleball and Reserve Padel courts, hot and cold plunges, rainforest treks, island hopping to the Virgin Islands, kiteboarding and fly fishing.
The Auberge hotel is scheduled to open in 2027, with 68 suites and 15 villas. Construction on the first residences is scheduled for summer 2027.
And one sentence worth reading before any deposit, taken word for word from Moncayo's own legal disclaimer: the structures, materials, recreational features and amenities described and depicted "are based upon current development plans, which are subject to change without notice." Every rendering you have seen of this property is a plan, not a photograph.
