Beachfront condos in Puerto Rico are sold in three very different markets, and the same budget behaves differently in each. In Condado, $925,000 was the 2026 median for the whole market and the oceanfront towers on Ashford Avenue start well above it. In Río Grande, Rio Mar closed at a $520,000 median while Bahía Beach, twenty minutes away, closed at $3.4 million. Dorado Beach has the most expensive beachfront condominiums on the island: the West Beach Residences of the Ritz-Carlton Reserve closed at $9.5 million and $11.6 million in January 2026. This guide compares the three, building by building where it matters, so you can decide where to look before you look.
Condado is the only beachfront market in Puerto Rico where the building, not the community, sets the price. Sixty sales closed in 2026 for $73.9 million, a median of $925,000 and a median of about $630 per square foot; 40 of the 60 buyers paid cash.
The oceanfront line runs along Ashford Avenue:
What Condado gives you: walkability, restaurants, the airport, the Convention District, a liquid resale market. What it does not: a gate, a garage for three cars, or quiet. Read living in Condado before deciding it is for you.
Isla Verde, immediately east in Carolina, shares the same coastline with a wider beach and lower prices; Marbella del Caribe and Coral Beach are the reference buildings. If price per square foot matters more than the Condado address, start with Isla Verde vs. Condado.
Río Grande's 2026 numbers explain why it is the most misunderstood market on the island: 19 closed sales, $43.1 million, median $535,000, and an average of $2.27 million. One sale closed at $350,000 and another at $28.5 million. The condominium options sit at three levels:
Two things to check in every Río Grande building that you do not have to check in Condado: the generator, because power restoration after a storm takes longer outside the metro area, and cellular coverage inside the unit, which varies building by building. Dorado is known for estates, but its condominium market is real and it sits at both ends of the price range.

How much does a beachfront condo cost in Puerto Rico? From roughly $500,000 in Rio Mar, Isla Verde and Costa Dorada to several million on Condado's oceanfront line, at Bahía Beach and at Dorado Beach's West Beach Residences. The 2026 medians were $925,000 in Condado, $520,000 in Rio Mar and $3.4 million in Bahía Beach.
Which is better for a second home, Condado or Río Grande? Condado if you will use it in short stays and want to walk everywhere; Río Grande if you want a resort, golf and nature and will drive to San Juan. Both have active rental markets with different rules.
Are there beachfront condos in Dorado Beach? Yes. The West Beach Residences, the Ritz-Carlton Reserve's beachfront condominiums, closed between $9.5 million and $11.6 million in 2025–2026. Outside the resort, Costa Dorada and Ocean Villas offer oceanfront condos from about $480,000 to $850,000.
Can a U.S. citizen buy a condo in Puerto Rico? Yes, without restriction. The purchase is a civil-law closing with a notary attorney, and the condominium is governed by Puerto Rico's condominium law.
Do beachfront condos in Puerto Rico hold value? The oceanfront buildings in Condado and the branded residences at Bahía Beach have the deepest buyer pools and resell fastest. Older buildings without generators or with deferred maintenance do not, at any price.
