A listing tells you what a seller wants.
A pending transaction can indicate where a buyer and seller have reached an agreement.

Rio Mar Country Club offers two 18-hole championship golf courses.

But primary-residence buyers should evaluate the property differently from vacation buyers.

daily travel to San Juan, schools when applicable, healthcare, grocery access, property maintenance, backup power and water, security, association rules and how frequently the household will actually use resort amenities.
A property that works exceptionally well for a vacation may not automatically be the best full-time residence.
Rio Mar and Bahia Beach are frequently compared because both offer resort living in Río Grande.
But their residential markets are fundamentally different.
Rio Mar generally provides a broader range of established condominiums and villas across more accessible price points, two golf courses and an active Country Club environment.
