Buyers can encounter established properties in the greater Coco Beach area, Country Club Residences, and a newer generation of luxury developments including Marea Residences and Amané Estates.
That creates an important distinction:
Grand Reserve is not one property type, one price point or one comparable market.
A Country Club Residence that previously sold for approximately $1.25 million and a newly offered multimillion-dollar estate can both be associated with Grand Reserve.
That does not make them comparable.

Having two transactions at essentially the same price and price per square foot provides a useful reference point for the existing Country Club Residence segment.
But it does not establish a universal value for Grand Reserve.
That distinction becomes especially important when comparing these transactions with newer developments.
This is exactly where buyers can misuse real estate data.
The two Country Club Residence transactions both closed around $417/SF.
A buyer could therefore assume:
Grand Reserve is worth approximately $417 per square foot.
That conclusion would be incorrect.
Those transactions tell us something useful about that particular property type at that particular point in time.
They do not automatically establish value for:
Marea,
Amané,
a beachfront residence,
a newly constructed estate,
or another property with a materially different location, design or amenity package.
A comparable is useful because it is comparable — not simply because it is nearby.
Marea represents a newer residential tier within the Grand Reserve environment.
Current MLS inventory in the dataset you provided includes Marea residences offered in the multi-million-dollar range, substantially above the closed prices of existing Country Club Residences.
This is important for buyers evaluating new construction.
A new residential project may justify a premium because of:

But the existence of those features does not eliminate the need for valuation analysis.

Therefore, using a Country Club Residence as the primary comparable for an Amané estate solely because both are at Grand Reserve would be inappropriate.
This is perhaps the most important concept for buyers to understand.
The Grand Reserve name now encompasses residential opportunities across dramatically different pricing tiers.

Marea and Amané represent newer inventory being offered at substantially higher price points.
The difference between those numbers should be analyzed in terms of product, not automatically described as market appreciation.
