Eighteen homes closed in the Paseos of Dorado in 2026, median $781,250 at $264 a square foot. Six of them above a million dollars.
Seventeen homes closed in the Paseos of Dorado between January and October 2026, at a median of $822,500 and $274 a square foot. Six of them cleared a million dollars. The median seller took 92 percent of a first asking price.
This is the part of Dorado most buyers can actually reach. The municipality as a whole closed at a median of $1,200,000 and $438 a square foot this year, pulled up by Dorado Beach East and the resort. Out here the same town trades at $274. Same schools, same beaches, same fifteen minutes to San Juan.

Across the full thirty-six months the record carries 45 closings, from $465,000 to $1,690,000, median $745,000 and $274 a square foot, nine of them above a million. And the volume rises every year: 10 in 2024, 15 in 2025, 17 so far in 2026. Thirty-two of the forty-five closed in the last two years.
Six urbanizations carry a Paseo name here and they are not one market.

Paseo Las Palmas is the top of the market and it is the only one of the six that sits entirely above a million dollars. All five of its three-year closings cleared $1,125,000, at a median of $1,320,000.
It is also the slowest and the hardest on a first price. Paseo Las Palmas sellers took a median of 79 percent of their original ask after 92 days across three years, and in 2026 the median ran to 248 days. Number 4 took 898 days and closed at 67 percent of a $1,795,000 ask. Number 20, priced at $1,795,000 and closed at $1,690,000, took fourteen. The gap between those two outcomes is a pricing decision, not a market.
Paseo Real has recorded six closings in three years — from $500,000 to $890,000, median $645,500, at $222 to $358 a square foot, median $267. Two of them closed in 2026: Calle Topacio at $716,000 and D51 Amatista at $575,000.

Two houses a year change hands on these streets. That is the entire market. A buyer who passes on one waits about six months for the next, and a seller who prices correctly is usually the only house on Topacio, Esmeralda, Zafiro or Amatista that anyone is looking at.
Paseo Real is also the fastest of the six Paseos. Its median sale closed in 49 days — against 66 at Paseo Los Corales, 92 at Paseo Las Palmas and 168 at Paseo Las Olas, and faster than Dorado as a whole, which runs 70. The median took 89 percent of a first asking price, and four of the six were cash.
The rate is the number to carry into a negotiation. Paseo Real closes at $267 a square foot. Paseo Las Palmas, a few streets over, runs $289 and sits entirely above a million. Dorado as a whole runs $438. On a three-thousand-foot house that spread is the difference between $800,000 and $1,300,000 — same town, same schools, same drive.

Hold that rate against the six closings above. Paseo Real’s median is $267 a square foot. This asks $243.
And the closest comparable in the community sold three months ago, on the same street. Calle Topacio, 2,902 square feet, closed at $716,000 and $247 a square foot in July 2026. F-23 is a hundred square feet smaller and asking four dollars a foot less than that house actually closed at. On a street that records two sales a year, that is the comparable, and it is three months old.
It also carries two things almost nothing at this price on the island carries: a 21kW generator and a fully paid 22-panel solar system, both included in the price. In Puerto Rico that is not a feature list. It is the difference between a house that works in September and a house that does not.

Strip out Paseo Las Palmas and the picture changes completely. 610 Mar Índico and H2 Mar de Bering both took 100 percent of their asking price, one of them with zero days on the market. Calle Topacio closed at 96 percent in 32 days, 335 Calle Tiburón at 97 percent in 69, J048 Calle Carmo at 96 percent in 139.
In Dorado as a whole the median sale takes 70 days. Priced correctly, a house in Paseo Los Corales or Paseo Real moves in half that. Priced like a Dorado Beach house, it sits for a year.
