Asking at Dorado Beach East today runs $825 to $1,444 per square foot. The eleven residences that closed here between January and September 2026 ran $926 to $1,555.
Two things follow, and neither is visible on a portal. The least expensive residence for sale is asking less per square foot than anything that closed here this year. And the most expensive one is still asking below the top of the 2026 closed range. Whether either of those is a bargain depends on the residence, not on the average.

Together they first asked $81,485,000 and closed at $67,650,000. $13,835,000 came off between them, and the median closed at 84 percent of its first asking price after 105 days. Nine of the twelve were cash.

Three of the twelve recorded zero days on the market. 271, 125 and 186 all closed with a buyer already in place when the listing posted. At the other end 384 took 537 days, 427 took 341 and 202 Legacy 342. The median was 105 days, and the distribution has almost nothing in the middle: this market is either immediate or it is a year. Knowing which one you are in before you set the price is the whole game.
The twin sale makes the point better than any average. 186 first asked $5,400,000 and 125 first asked $4,800,000, and both closed at exactly $4,375,000, four weeks apart, both with zero days on the market. 186 is 4,250 square feet, $1,029 a foot; 125 is 2,814 square feet, $1,555. Two houses, two different starting prices, one identical outcome, and a $526 gap in the rate.
The largest of the year, 202 Legacy: eight bedrooms, 8,881 square feet, built in 2024. First asked $15,750,000, closed at $12,000,000 after 342 days, cash. The newest, 111, built in 2022: asked $9,995,000, closed at $7,800,000 on October 2 at $1,649 a square foot — the highest rate recorded at Dorado Beach East in three years.
We ran the same window through the public sold record. It returns all eleven closings above — to the dollar, to the square foot and to the day. Eleven for eleven. On a street where houses trade between three and twelve million, knowing the two sources agree is worth as much as the numbers themselves.
It also returns a twelfth, closed after September 30: 111 Dorado Beach East at $7,800,000 on October 2 — 4,729 square feet, $1,649 a square foot. That is the highest rate recorded at Dorado Beach East in three years.
Across the full thirty-six months the public record carries 34 Dorado Beach East closings against the twenty-eight the MLS returns, from $2,950,000 to $12,000,000, median $4,950,000, at $756 to $1,649 a square foot, median $1,155. The largest three: 202 Legacy at $12,000,000 in May 2026, 331 at $11,000,000 in February 2024, and 337 at $10,750,000 in October 2023.

One caution on counting. The public record also carries 27 Dorado Beach Estates at $14,455,000. Dorado Beach Estates is a different community from Dorado Beach East, and any search that matches on the first three words files it in the wrong column. It is not in the 34 above.
For the wider market, Dorado recorded 96 closings between January and September 2026, 53 of them above a million dollars. The Isles runs a higher rate per foot; Dorado Country Estates runs larger houses at a lower one.

The two highest prices per square foot of 2026, $3,110 and $2,493, both closed at West Beach. The largest closing of the year was Dorado Country Estates #36, 9,573 sq ft, $13,000,000, on March 7. One residence above $5 million closed inside the Reserve through an office that is not a Stellar member and does not appear in a standard MLS search.
