Looking at something in Dorado Country Estates?

Houses here are filed in the MLS by street address, not by the community name, so a search for Dorado Country Estates misses most of what has actually sold.

It reached the market on October 20, 2026, and it asks more than any house in Dorado Country Estates has closed for in the last 36 months. An asking price above the whole closed record is a conversation, not a comparable. Call 787-717-6443 and we will show you the record first.

Same street, same gate, same golf course. The largest of the three sold for half the money of the smallest. An average of the six closings here would put the community near $1,170 per square foot, a figure that describes none of them — which is why the only number worth having is the one for the specific house, and we will walk it against the record with you before you write an offer.

What they asked, and what they took

All four 2026 transactions closed cash. Two were brand-new houses, both finished in 2025. Two were raw land.

The land moved faster than the houses and held its price better. The two lots sold in seventy and sixteen days at 101 and 88 percent of ask. The two houses took 139 and 59 days and closed at 83 and 84 percent. On this street the ground is the liquid asset.

36 Dorado Country Estates and 202 Legacy at Dorado Beach East both opened at exactly $15,750,000. 36 closed at $13,000,000 in 139 days; 202 Legacy at $12,000,000 in 342. Same asking price, a million dollars and two hundred days apart in the outcome.

Checked against the public record

Neither source holds the whole community on its own, so we read both. The public sold record returns eight Dorado Country Estates transactions over the same thirty-six months, and it confirms 36 at $13,000,000, 45 at $9,000,000, 61 Golf View at $8,100,000 and 12 at $3,150,000 exactly as recorded above — to the dollar and to the square foot.

It adds four the MLS search does not return: 38 Dorado Country Estates at $8,000,000, 9,369 square feet, $854 a foot, December 2023; and three transactions recorded as lots — Lot 44 at $3,550,000 in July 2026, a $2,800,000 Lot 44 entry in February 2024, and Lot 19 at $1,900,000 in November 2023.

Lot 44 closed above its asking price. It was listed at $3,500,000 and closed at $3,550,000 on July 20 — 2,469 square metres of land, seventy days on the market, cash. Nothing else on this street closed above its ask this year. The public record also carries a $2,800,000 Lot 44 transaction in February 2024; we have not confirmed it is the same parcel, so we report it as what it is, a separate entry in the public record.

And two of the largest sales in the table above — 21 Golf View at $16,425,000 and 46 at $8,180,000 — do not appear in the public record at all. The MLS is the only place they are written down. Neither source is complete by itself, which is why we read both before pricing anything here.

For the wider market, Dorado recorded 96 closings between January and September 2026, 53 of them above a million dollars at a median of $2,800,000 and $667 a square foot. Dorado Beach East and The Isles sit inside the same gates.

Six closings in three years and one house on the market is the shape of this community. It is why an owner here cannot price from a listing: there is only one, and it is asking above the record.

Where Dorado Country Estates sits inside the resort

Twenty-one residences closed inside Dorado Beach, a Ritz-Carlton Reserve between January and September 2026, from $748 to $3,110 per square foot. Three of the twenty-one were at Dorado Country Estates, and one of them, #36 at $13,000,000, was the largest closing anywhere in the resort this year. The floor of the whole resort range, $748, is also here: 61 Golf View Drive.

If you own at Dorado Country Estates

Six closings in three years is not enough for a portal estimate to mean anything, and the spread between them is three to one. We keep this record ourselves, closing by closing, including the one the MLS files under a different name. Ask what yours would close for or call 787-717-6443.

Act 60: December 31, 2026

0% on capital gains for decrees issued through December 31, 2026. 4% for decrees issued from January 1, 2027. A new decree holder must buy a home in Puerto Rico within two years of the decree and cannot rent it out.

Method

Thirty-six months to September 30, 2026, from our own review of Stellar MLS cross-checked against the public sold record. Five of the six closings carry a recorded living area; #12 does not, so it carries no price per square foot here. 21 Golf View Drive is filed separately in the MLS and does not return in a search for Dorado Country Estates.

These are closed sales, not a valuation. Which of them count as comparables for a specific residence is decided in a market analysis, not by an average.
