Ritz-Carlton Reserve Residences at Dorado Beach: What Is Actually for Sale in 2026

Most people searching for this address get the name wrong, and the name is the first thing a buyer should get right.

It is not "the Ritz-Carlton Dorado Beach." It is Dorado Beach, a Ritz-Carlton Reserve Residence - and Reserve is a different tier from Ritz-Carlton, with a different meaning for what you are buying.

Reserve is not Ritz-Carlton with a better view

Marriott lists six Ritz-Carlton Reserve Residences in the world: Dorado Beach in Puerto Rico, Nekajui at Peninsula Papagayo in Costa Rica, Nujuma and The Enclaves on the Red Sea in Saudi Arabia, and Zadun and Siari in Mexico.

That is the entire list.

Dorado Beach is the only one in the Caribbean, and the only one where a United States buyer is buying on United States soil. For an Act 60 relocation - a buyer who needs US jurisdiction, US title, US courts and a US bank - that is not a marketing detail. It is the reason this address has no direct substitute.

What the Ritz-Carlton name actually covers here

This is the part almost nobody publishes, and it is printed on the developer's own pages:

"Dorado Beach, a Ritz-Carlton Reserve Residence, is not owned, developed or sold by the Ritz-Carlton Hotel Company, L.L.C. or its affiliates. DBR Dorado Owner LLC and its affiliates use the Ritz-Carlton marks under a license from Ritz-Carlton, which has not confirmed the accuracy of any of the statements or representations made herein."

Read that once more, because it answers three questions buyers ask us constantly.

Who is your counterparty? DBR Dorado Owner LLC and DBR Dorado Ventures LLC. Not Marriott, not Ritz-Carlton. Your contract, your deposit and your delivery date sit with the developer.

What is the brand, legally? A licensed name. Licenses have terms, and terms have end dates. We wrote about what that means for value in our guide to what branded residences actually are.

Does that make it worse? No. Nearly every branded residence in the world works this way, including the ones in San Juan. It only becomes a problem for the buyer who assumed the hotel company was on the other side of the contract, and never asked.

What is actually for sale right now

Dorado Beach Resort is not one offering. It is five, at five different stages, and the difference decides whether you are buying from the developer or from another owner.

Two lines in that table matter more than the rest.

"The final oceanfront units in the Resort's core." When a developer writes that sentence, oceanfront inside the core stops being a purchase and becomes a resale market. Whatever West Point Phase IV does not sell, the next buyer buys from an owner.

"Resale only" at West Beach. There is no developer inventory there. Everything you see is somebody's home, priced by somebody's circumstances - which is a completely different negotiation from a developer price sheet.

The numbers behind the address

From our own analysis of closed Dorado sales:

  • 57 closed sales, totalling $138.03 million
  • Median sale price $1.2 million
  • 33 of the 57 closed above $1 million
  • $438 per square foot across the market, and $834 per square foot in the $1M+ segment
  • 61% of purchases closed in cash

That last number is the one that changes how you write an offer. In a market where six of every ten buyers are not waiting on a lender, a financed offer is not automatically weaker, but it is never automatically equal either.

Questions buyers ask about Ritz-Carlton Reserve Residences at Dorado Beach

Is Dorado Beach a Ritz-Carlton? It is a Ritz-Carlton Reserve, which is Marriott's smallest and most private luxury tier. Marriott lists only six Ritz-Carlton Reserve Residences worldwide. Dorado Beach is the only one in the Caribbean and the only one on United States soil.

Who owns and sells the residences? DBR Dorado Owner LLC and DBR Dorado Ventures LLC. The Ritz-Carlton Hotel Company does not own, develop or sell them; the developer uses the Ritz-Carlton marks under licence. Your purchase contract is with the developer, not with Marriott.

What is for sale at Dorado Beach in 2026? West Point Residences Phase IV, described by the Resort as the final oceanfront units in its core, with ten residences. La Cala Beachfront Estates and Livingston Lakefront Estates are under construction. The Isles Phase III is selling after Phases I and II sold out. West Beach is resale only.

What does a home at Dorado Beach cost? Across recent closed sales the median is $1.2 million, with 33 of 57 sales above $1 million. The market runs about $438 per square foot overall and about $834 per square foot in the $1M+ segment. Dorado Beach East has traded between $3.4 and $7.5 million.

Does buying a home include Club membership? No, and this is the most common and most expensive assumption. Dorado Beach runs several membership programs and does not publish one universal initiation fee or dues schedule. Eligibility and cost must be verified for your specific property and transaction.

What is the difference between Dorado Beach Resort and Sabanera or Dorado del Mar? They are separate communities with separate price levels, governance and amenities. Only the Resort carries the Ritz-Carlton Reserve association. Comparing an asking price inside the Resort to one outside it, without adjusting, is how buyers reach the wrong conclusion about value.

What we would verify before signing

  1. Which offering you are actually buying into - developer inventory or resale. The protections are not the same.
  2. Club membership, in writing, for your property and your transaction. We set out why in our guide to Dorado Beach Club membership.
  3. The licence, if the brand is part of why you are buying. Ask what happens to the name, the services and the fee if the licence is not renewed.
  4. The delivery date in the contract, not the one in the brochure, for anything under construction - and how the deposit is protected. Note the DACO disclosure the developer publishes: filing an offer with the Department of Consumer Affairs does not itself constitute approval of its terms.
  5. The full carrying cost: association fees, membership, insurance, property tax and maintenance. Asking price alone tells you very little at this address.

The bottom line

Dorado Beach is the only Ritz-Carlton Reserve Residence in the Caribbean, the only one under the US flag, and it is running out of oceanfront in its core. Those three facts are why the address holds value.

None of them tells you whether the specific residence in front of you is priced correctly. That comes from the closed sales, the community, the membership and the ownership costs, read together.
