Marea Residences at Grand Reserve: A Rio Grande Buyer's Guide

The first thing to fix about Marea is the map.

Marea Residences is at Grand Reserve, on Coco Beach in Rio Grande - not at Bahia Beach. The two are minutes apart on the same coast, they are often written about as if they were one place, and they are completely different purchases: different developer, different club, different governance, different price behaviour.

What Marea actually is

Marea is a beachfront collection at Grand Reserve, and the structure is unusually small for a project of this price.

  • Two residences per floor
  • Four floors per building
  • A private elevator to each residence
  • Four floor levels are offered: Ground, Second, Third, and a PH-Fourth Level with terrace
  • Architecture by OBMI

Two residences per floor is the number that matters. It means no interior corridor running past your door, light on more than one side, and a building where you will recognise every neighbour. In a market where "exclusive" is usually a hundred units with a nice lobby, eight is a genuinely different product.

The thing nobody points out about the pricing

Here is what makes Marea unusual to analyse, and it is the single most useful fact for a buyer.

Every residence is the same size: 3,238 square feet.

Four bedrooms. The same floor plate. And, as published by the listing brokerage in September 2026, the released units run from roughly $3.59 million to $6.1 million.

That is a spread of about 70 per cent on identical square footage.

At most developments you are choosing between a smaller home and a larger one. At Marea you are not. Every dollar of that difference buys floor, exposure and terrace - the fourth-level penthouse with its terrace against a ground-level residence, the sea line against the garden line.

So the question at Marea is never "how much house can I get." It is "which floor is worth what to me, and will the next buyer agree." Those are answered by looking at how the floors have actually been absorbed, not by the price sheet.

Grand Reserve is a resort, not a single building

Marea sits inside a larger destination, and the neighbours change the calculation:

  • Hyatt Regency Grand Reserve, the resort hotel on the property
  • Amane Estates, the estate tier
  • Celeste Country Club Residences
  • The Coco Beach golf courses
  • Direct beachfront

Grand Reserve is at 100 Clubhouse Drive, Rio Grande, PR 00745. El Yunque is inland, Luquillo is minutes east, and San Juan's international airport is a straightforward drive west - which is why this corridor works for an owner who flies in and out rather than one who wants to walk to dinner.

Questions buyers ask about Marea Residences

Where is Marea Residences? Marea Residences is at Grand Reserve on Coco Beach Boulevard in Rio Grande, Puerto Rico 00745, on the island's northeast coast. It is at Grand Reserve, not at Bahia Beach - the two are separate resort communities a few minutes apart.

How many residences are there? Each building holds eight residences, two per floor across four floors, and each residence has private elevator access. Floor plans are offered at Ground, Second and Third levels, plus a fourth-level penthouse with terrace.

What does a residence at Marea cost? Released units published in September 2026 run from roughly $3.59 million to $6.1 million. Every residence is four bedrooms and approximately 3,238 square feet, so the difference in price reflects floor, exposure and terrace rather than size.

Who is the developer and who sells it? The developer is Coco Beach Golf LLC, the architecture is by OBMI, and the project is exclusively represented by Corcoran Puerto Rico, licensed real estate broker E-379.

Is Marea the same as Bahia Beach? No. Marea is at Grand Reserve on Coco Beach. Bahia Beach is a separate community that is now home to Four Seasons Resort and Residences Puerto Rico. They have different developers, clubs, fee structures and price levels, and they should be compared, not merged.

When is Marea delivered? Public listing information points to delivery in 2027. As with any pre-construction purchase, the date that governs is the one written into your contract, not the one in the marketing material.

What we would verify before signing

  1. Which floor, and why. At identical square footage, the floor is the entire investment thesis. Ask which levels have sold and at what.
  2. The delivery date in the contract, and what protects the deposit at each milestone.
  3. The full carrying cost: association fees, any club or golf structure at Grand Reserve, insurance, and property tax - not just the purchase price.
  4. What the terrace is, exactly, on the plan you are signing. On a project where the terrace is a large share of what you are paying for, square footage definitions deserve reading twice.
  5. Rental rules, if income is part of your plan. A resort address does not automatically mean a permissive short-term rental policy.

The bottom line

Eight residences per building, two per floor, private elevators, and one floor plan repeated all the way up. Marea is an unusually simple building to understand and an unusually precise one to price, because the only variable that moves is height.
