For many buyers considering a home at Dorado Beach, the real estate is only part of the decision.
Golf. Beaches. Fitness. Dining. Water sports. The Watermill. Tennis and pickleball. Member events.
The Dorado Beach Club lifestyle can be an important part of what attracts a buyer to the Resort.
But there is a distinction buyers should understand before purchasing:
Owning a residence at Dorado Beach and understanding the Club membership applicable to that purchase are not questions that should be treated as interchangeable.
Membership programs, eligibility, initiation requirements, dues and privileges should be verified for the specific property and transaction.

Buyers should not automatically assume that purchasing any Dorado Beach residence includes a specific Club membership, initiation fee, set of privileges or membership terms.
Dorado Beach Resort currently states that it offers several membership programs and directs prospective members to its Membership Office for current program information. The public membership page does not currently provide one universal initiation fee or dues schedule applicable to every real estate purchase.
Therefore, before purchasing, buyers should verify:

Dorado Beach Resort & Club operates a private Club environment within the broader Dorado Beach resort.
According to the Resort's current official membership information, several membership programs are offered, providing members access to a range of recreational, dining, fitness, golf and social experiences.
For a real estate buyer, this distinction matters because the value proposition of a particular Dorado Beach property may involve two separate considerations:
1. The residence itself
and
2. The Club lifestyle the buyer expects to access
Those should be evaluated independently before closing.
The current official Dorado Beach membership page identifies an extensive collection of member amenities.
These currently include:
The Resort also lists access associated with Spa Botánico and Ritz-Carlton Reserve dining among current member benefits.
Individual access, reservations, charges and program-specific privileges should still be confirmed under the membership being considered.
Golf can be a major part of the Dorado Beach lifestyle, but buyers interested specifically in golf should ask more detailed questions than simply:
“Does membership include golf?”
The Resort currently lists two golf courses, a driving range, practice greens, lessons and clinics among Club amenities.
Its member resources also identify a TPC Passport program specifically for full golf members, providing additional playing privileges within the broader TPC network.
That tells us something important:
not every reference to “membership” should automatically be interpreted as identical golf privileges.
A golf-focused buyer should verify the precise membership category and privileges available to them.
For families considering Dorado Beach, the Watermill is one of the Resort's distinctive recreational amenities.
The official Resort currently describes Watermill Aquatic Park as exclusive to members and member guests. It includes pools, a lazy river with a wave machine and two 30-foot water slides.
This is a good example of why membership can become part of the real estate conversation.
A family may love a particular house.
But if part of the reason they are choosing Dorado Beach is access to specific Club amenities, they should understand the membership structure before making the purchase decision.
This is exactly the type of question that should be verified for the individual transaction rather than answered with a universal yes or no.
Historical Dorado Beach developer materials can still be found online describing certain purchases where a Club membership initiation fee was included in the purchase price. That documentation related to specific offerings and historical terms.
It should not automatically be applied to a 2026 resale.
The current Dorado Beach membership page instead states that the Resort offers several membership programs and instructs interested parties to contact its Membership Office for current information.
This is why buyers should be cautious when researching membership through old PDFs, previous listings or online discussions.
Historical terms are not necessarily current transaction terms.

“What did membership cost before?”
It is:
“What are the current terms applicable to me and this purchase?”

Dorado Beach currently states that several programs are available.
Am I eligible?
Eligibility should be confirmed rather than inferred from property ownership.
What is the current initiation requirement?
Request the current information directly.
What are the ongoing dues?
Understand recurring costs before calculating the total cost of ownership.
What golf privileges are included?
This is especially important for serious golfers.
Who in my household receives privileges?
Verify how the applicable membership defines household or family access.
What are the guest rules?
This can matter significantly for owners who frequently host family and friends.
Does the seller's membership affect my purchase?
Do not assume transferability.
Is anything membership-related specifically included in the purchase contract?
If it matters to your decision, understand how it is documented.
Buyers can easily confuse community costs with Club membership.
They should be evaluated separately.
Depending on the residence, a buyer may encounter:
Property-specific ownership costs
Community or association fees
and
Club membership costs
These do not necessarily represent one combined obligation.
When comparing two Dorado Beach properties, buyers should therefore look beyond asking price and calculate the ownership structure applicable to each residence.
This becomes especially important when comparing different communities within Dorado Beach.
Buyers should not make that assumption.
Dorado Beach includes multiple residential communities and property types—from established custom homes to beachfront residences, condominiums and newer developer offerings.
The real estate itself varies.
Membership questions should likewise be verified against the specific property, buyer and transaction rather than generalized across the entire Resort.
This is particularly important when comparing a resale with a current developer offering.
Imagine a buyer comparing two Dorado Beach residences.
Property A has a lower asking price.
Property B costs more.
At first glance, Property A appears to offer better value.
But an intelligent comparison may also need to consider:
