For buyers relocating to Dorado, one comparison comes up repeatedly:

Dorado Beach or Sabanera?

Both offer gated luxury residential living in Dorado.

Both attract families and relocation buyers.

Both provide access to a lifestyle that has helped make Dorado one of Puerto Rico's most significant luxury residential markets.

But they are not interchangeable communities.

Dorado Beach is a private residential resort environment with multiple distinct residential communities, beaches, golf, dining, recreation and Club amenities. Its current residential portfolio ranges from custom homes in Dorado Beach East to beachfront, oceanfront, golf and lake-oriented residences.

Sabanera Dorado is a planned residential community built around family life, education, recreation and natural spaces, with TASIS Dorado physically located within the community.

It is a larger private residential resort environment containing multiple residential communities.

The current official portfolio includes:

  • The Legacy
  • The Enclave
  • La Cala
  • Livingston Lakefront Estates
  • West Point

and other distinct residential offerings.

Those communities include different property types and settings—from beachfront and oceanfront residences to lake, golf, garden and mountain-oriented homes.

“I want to live in Dorado Beach”

is only the first decision.

Where within Dorado Beach?


What Is Sabanera Dorado?

Sabanera is structured differently.

It is a planned residential community located on the former Hacienda San Martín property, near PR-693 and with access toward PR-22.

Its official materials emphasize integration between homes, natural areas, recreation, education and family life.

Sabanera includes different residential sections and models, but the overall environment is more cohesive as a traditional residential community.

The community also continues to evolve, including newer sections such as Isla de las Flores and Isla Norte.

So while Dorado Beach begins with a resort ecosystem containing numerous residential products, Sabanera begins with a master-planned residential community.

That's an important distinction.


The Biggest Lifestyle Difference

If we had to explain the difference in one sentence:

Dorado Beach is resort-centered residential living; Sabanera is community-centered residential living.

That doesn't mean Dorado Beach isn't residential.

Dorado Beach East, for example, is officially described as particularly popular with families and includes its own clubhouse, pool, tennis facilities and Livingston Park.

And it doesn't mean Sabanera lacks sophisticated amenities.

Sabanera currently identifies an Olympic-size pool, fitness center, trails, soccer facilities, playgrounds, lakes, resident dining and a Sports Hub with pickleball, beach tennis, a dog park and additional walking trails.

The distinction is one of emphasis.


TASIS Dorado: A Major Difference for Some Families

For families relocating to Puerto Rico, school can fundamentally change the property search.

TASIS Dorado is located inside Sabanera.

Sabanera's current official information describes the school as a central component of the community and states that it serves both resident and non-resident students.

For a family whose children attend TASIS, that proximity may materially affect everyday life.

School drop-off isn't an occasional amenity.

It's a routine.

That can make Sabanera particularly compelling for certain households.

However, an important distinction remains:

Buying a home in Sabanera does not mean admission to TASIS Dorado.

School admission should be independently confirmed directly with the school before a real estate decision is based on enrollment.


Dorado Beach: The Resort Lifestyle Difference

Dorado Beach offers a different proposition.

The official resort describes a private coastal environment centered around beaches, golf, wellness, dining, sports and nature.

For buyers who will actually use those experiences regularly, that can become a meaningful part of everyday ownership.

But buyers should distinguish between:

owning real estate within Dorado Beach

and

understanding the Club membership applicable to their particular circumstances.

Club membership programs, eligibility, dues and privileges should be verified independently for the transaction.

That's particularly important if golf or Club amenities are a major reason for choosing Dorado Beach.


Golf: Dorado Beach Has the Clearer Proposition

If golf is central to the buyer's lifestyle, Dorado Beach has the more obvious advantage.

Golf is integrated into the resort environment and several residential communities are positioned around golf-course views.

Dorado Beach East, for example, includes custom homes with fairway or mountain settings.

The broader resort experience also includes golf as one of its principal lifestyle components.

Sabanera's amenity structure is much more oriented around neighborhood recreation, fitness, trails and community sports.

For a serious golfer, those aren't equivalent propositions.


Recreation: Different, Not Necessarily Better

Families sometimes assume Dorado Beach automatically has “more amenities.”

That's too simplistic.

The types of amenities are different.

Sabanera currently provides a clubhouse, Olympic-size pool, fitness center, soccer, playgrounds, trails, lakes and other recreational areas. Its newer Sports Hub adds six pickleball courts, two beach-tennis courts, a dog park and walking trails.

Dorado Beach's broader environment includes beaches, golf, sports, nature trails, dining and wellness experiences.

The useful question isn't:

“Which has more?”

It's:

“Which amenities will we actually use?”


What About the Homes?

This is where the comparison becomes more complicated.

Dorado Beach contains several different residential products.

For example, Dorado Beach East consists of custom single-family homes, typically four to six bedrooms, and is currently resale-only.

East Beach offers four- to five-bedroom single-family residences with ocean and golf views and is also currently resale-only.

Other Dorado Beach communities provide condominiums, beachfront residences, lakefront properties or newer developer offerings.

Sabanera's housing product is more consistently single-family residential, although models, sections, ages and conditions still vary.

So a buyer shouldn't compare:

“a Dorado Beach home” vs. “a Sabanera home.”

We need to compare the actual properties.


What Does Our 2026 MLS Data Show?

This is where our own market data becomes useful.

The Dorado MLS dataset reviewed by InvEstate Puerto Rico shows that Dorado Beach East and Sabanera operated in distinctly different price ranges within the transactions captured in our 2026 sample. Dorado Beach East included multiple multimillion-dollar closings extending materially above the Sabanera sales in the same report.

Sabanera's dataset included multiple transactions from approximately the low-$1 million range into the mid-$2 million range.

Dorado Beach East transactions in the same dataset extended considerably higher.

But here's the important part:

That does not mean Dorado Beach East is “better.”

It means the markets are different.

Price is evidence of market positioning.

It isn't a lifestyle ranking.


Which Offers More Home for the Money?

This question requires property-level analysis.

Based on the sales patterns in our current dataset, a buyer at a particular budget may encounter substantially different housing opportunities in Sabanera than within Dorado Beach's highest-priced communities.

But “more home” shouldn't be measured only in square feet.

A buyer may be paying for:

But “Dorado Beach” includes multiple residential products, so buyers should be cautious about treating one community's sales as representative of the entire resort.

Likewise, Sabanera includes different sections, models, ages and levels of improvement.

The more useful comparison is:

What can my budget purchase in each community today?

That answer changes with inventory.
