Dorado Condos for Sale: Eight Markets in One Town (40 Closed Sales, 2025–2026)

Condominiums in Dorado closed between $136 and $3,110 per square foot in the last twenty months. That is a 23-fold spread inside a single municipality, which means a "Dorado condo median" describes no actual street in Dorado. There are eight condominium markets here, each with its own price band, and inside each one the spread narrows to 1.2 to 2 times, which is what a real market looks like. We pulled every closed condominium sale in Stellar MLS from January 1, 2025 to September 15, 2026, verified them one by one, and grouped them by community. This is the result.

Forty sales, January 2025 to September 15, 2026, Stellar MLS. Fourteen additional transactions recorded through non-member offices were excluded: they are entered after closing with zero days on market and no asking price, so they say nothing about what a buyer would pay today.

Inside the resort: three products, three prices

West Beach Residences are the beachfront condominiums of the Ritz-Carlton Reserve, on the reef-protected beach next to the hotel. Three sales in the period: $9.5 million for 3,055 square feet, $10 million for 3,468 and $11.6 million for 4,653. Nothing else in Puerto Rico trades near $2,884 per square foot. Two of the three sold as condo-hotel units, which matters for how the residence can be used and rented. Monthly maintenance runs about $7,553, or more than $90,000 a year, and that number belongs in the analysis next to the price.

Plantation Village is the resort's condominium community on the golf and the lagoons, and its deepest market: thirteen sales, median $3.1 million and $1,326 per square foot, from a two-bedroom at $2.5 million to a 3,706-square-foot unit at $4.75 million. The 2026 closings fell between $2.75 million and $3.1 million for units of about 2,300 square feet. Days on market ranged from 13 to 292.

The Greens, Fairways Villas and the Dorado Beach East townhouses are attached homes of 3,300 to 3,900 square feet inside the same gate, at $914 to $1,079 per square foot. Four closed between $3.05 million and $3.7 million. Same club, same security, less than a third of the West Beach price per foot: for buyers who want the resort more than the beachfront address, this is the segment to study.

Outside the resort: oceanfront below $1 million

Costa Dorada and Ocean Villas, next to Dorado del Mar, are the oceanfront condominiums outside the resort. Costa Dorada closed six sales between $575,000 and $850,000 (median $725,000, $505 per square foot), with a wide spread inside the community because unit condition and floor vary. Ocean Villas closed three between $480,000 and $650,000. These are the only ways to own on the water in Dorado for less than $1 million.

Villas de Golf, on the Dorado del Mar course, closed four between $540,000 and $750,000 for 2,400 to 2,500 square feet. Villas de Playa closed four between $280,000 and $450,000. And the inland communities, Altos de Miraflores, Gables Breeze and Brighton Country Club, closed three between $170,000 and $385,000, the only segment in Dorado where buyers paid above asking.

Three things the table tells you before you make an offer

Dorado negotiates. The median sale closed at 94 percent of the asking price. Only three of the forty closed above asking, all under $400,000 and all inland. Inside the resort nobody paid full price: the best a seller did was 97 percent, and the West Beach units closed at 76 to 91 percent of list. An asking price in Dorado is an opening position.

The maintenance fee is half the analysis and no portal shows it. It runs from about $115 a month at Gables Breeze to about $7,553 at West Beach Residences. Two units at the same price per square foot are not worth the same if one carries $1,400 a year in fees and the other $90,000. Ask for the fee, the reserve fund and any pending assessment before the first visit.

Compare within the community, never across the town. A Plantation Village unit is priced against Plantation Village closings, not against a Dorado average that blends $136 and $3,110 per square foot. The right question for any listing is where it sits against the last twelve months of sales in its own building, and whether the seller's asking price is above or below what those buyers paid.

How to read a listing with this table

Take the asking price, divide by the living area, and place the result inside the range for that community. If it sits above the median, the seller is asking more than the last buyers paid; the "closed at" column tells you how much room there has historically been. If it sits below, ask why: floor, condition, view or a seller who needs to move. Then add the annual maintenance to the price before comparing two communities. Frequently asked questions

How much does a condo cost in Dorado, Puerto Rico? From about $170,000 inland to $11.6 million on the beach inside Dorado Beach Resort. The medians by community in 2025–2026 were $292,000 inland, $375,000 at Villas de Playa, $610,000 to $725,000 oceanfront outside the resort, $3.1 million at Plantation Village and $10 million at West Beach Residences.

Are there beachfront condos in Dorado Beach? Yes: the West Beach Residences of the Ritz-Carlton Reserve, which closed between $9.5 million and $11.6 million in 2025–2026. Outside the resort, Costa Dorada and Ocean Villas are oceanfront from about $480,000 to $850,000.

Do condos in Dorado sell for asking price? Rarely. The median closed at 94 percent of asking; inside the resort the best result for a seller was 97 percent.
