Looking at something at The Legacy?

The Legacy prices at the top of this part of Guaynabo, not above it. The houses already on the market around it are the comparison that matters, and several of them ask more than a penthouse here.

Those seven are houses. The Legacy is a condominium, and the two are not the same product. What the table establishes is the ceiling: in Guaynabo, these numbers are not new.

The 25-year claim

RioBlanco states the area “has not seen new residential construction in more than 25 years.” That is the developer’s wording and it holds for the Garden Hills and San Patricio corridor.

It does not hold for Guaynabo as a whole. Sereno, in Palma Real, is also new construction in Guaynabo: its first phase sold in 2024 and first deliveries were set for mid-2026. One of its houses, 45 Sereno, is on the table above.

The renderings, the floor plans and the rest of the building

RioBlanco’s own renderings of The Legacy — the exterior, the lobby, the courtyard pool, the gym and the interiors — are on our development page for the building.

And the background on what a new building in this corridor means for the owners already here is in this article.

No resales in three years of public record

We searched the public sold record for The Legacy across the last thirty-six months. It returns nothing. Not one resale, in a municipality that recorded 476 closings over the same period and 148 between January and September 2026 alone.

That is not a hole in the data. It is what a building sold developer-direct looks like before its first owner ever relists: every residence is still with the buyer who took it new. Two things follow, and both land at the moment of choosing.

There is no resale history to price against, so what you select — the floor, the line, the view — carries more weight here than in a building with twenty comparables to average. And whoever resells first sets the benchmark everyone after them is measured against.

For the market around it: Guaynabo closed 29 sales above a million dollars between January and September 2026, at a median of $1,325,000 and $410 a square foot. The year’s highest rate on the island side of the metro area was $925 a foot, at S16 Jardín Street in Garden Hills. Torrimar houses closed from $925,000 to $2,100,000 over the same nine months.

Why families keep landing in Guaynabo

Guaynabo has three of the nine top private schools on the island — Baldwin, Wesleyan and the elementary campus of Commonwealth-Parkville. That is more than any other municipality, Dorado included. The Legacy sits between Garden Hills and San Patricio, minutes from all three.

Puerto Rico runs a single island-wide school district, so none of that changes a property tax bill. The drive times from each community are here.

Who put these numbers together

Antonio Cartagena, broker, license C-13471, and Lizvette Robles, broker, license C-23765. InvEstate Puerto Rico. Project figures come from RioBlanco Capital as reported by El Nuevo Día and News is my Business. Asking prices and price per square foot were measured from live Guaynabo listings on October 7, 2026. These are list prices, not sale prices, and they are not a valuation.
