What those asking prices look like against what closed

Two residences at Las Verandas closed in 2026: one at $982 per square foot in May, one at $922 in September. The two Las Verandas residences for sale today are asking $1,032 and $1,053.

That is five to fourteen percent above what the building actually recorded this year. Whether that gap is justified depends on the floor, the view and the condition — not on the asking price.

Note also what is not for sale. The six residences that closed at Bahía Beach in 2026 ran from $1,900,000 to $28,500,000. Everything available today sits at the entry of that range.

12 Las Estancias is the largest residential sale recorded anywhere in Puerto Rico in 2026. Ten thousand nine hundred and sixty-seven square feet at $2,599 a square foot, cash, closed in 115 days. Nothing else on the island came within fifteen million dollars of it — the next highest closing of the year was $13,000,000, in Dorado.

The median Bahía Beach sale closed at 82 percent of its first asking price after 189 days. Ocean Drive 3301 is the exception that proves the point: it opened at $5,600,000 and closed at 98 percent of that in 41 days — the one residence of the seven priced from the start at what the market was already paying.

That table is the shape of Bahía Beach. Las Estancias is the house tier, and it trades at more than twice the rate of Las Verandas. Ocean Drive and the St. Regis Residences are the deepest market in the resort, eleven of the twenty-eight sales. And Las Verandas at $922 a square foot is the only part of Bahía Beach that still prints under a thousand — which is where most buyers who end up inside the gate actually start.

Five of the twenty-eight closed at exactly their asking price with zero days on the market: $8,701,907 at the St. Regis Residences, $6,400,000 and $5,881,262 on Ocean Drive, and $2,890,000 and $1,995,000 at 7000 Bahía Beach Boulevard. Those are developer-direct. They never reached a portal, and anyone pricing off what a portal shows is working from a partial record.

These are closed sales, not a valuation. Which of them count as comparables for a specific residence is decided in a CMA.
