Guaynabo has not seen a new residential building between Garden Hills and San Patricio in more than 25 years. In September 2026, RioBlanco Capital announced The Legacy: 44 residences on Luis Vigoreaux Avenue, a $45 million investment, prices from $1.2 million. This article sets out what was announced, what the numbers mean for a buyer comparing it with resale, and what it changes, and does not change, for owners in Garden Hills, San Patricio and the neighborhoods around them.
The facts below come from the developer's announcement as reported by The Weekly Journal (September 16, 2026) and El Nuevo Día (September 18, 2026).
Two numbers the announcement does not state but that follow directly from it: $1,200,000 over 1,467 square feet is about $818 per square foot; $2,950,000 over 2,934 square feet is about $1,005 per square foot. Both are calculations on list price and area as published by the developer. Nothing at The Legacy has closed yet.
The useful comparison is not with Guaynabo's houses, which are a different product, but with the other new-construction condominium markets on the island and with what actually closed in 2026.

Read that way, The Legacy is asking Dorado-resort money for a Guaynabo address. That is not a criticism; it is the developer's position, and it comes from the developer that built The ICON in Condado. Whether the market accepts it will be visible in the first closings, not in the brochure. Until then, the honest statement is that Guaynabo now has a published new-construction benchmark for the first time in decades, and every buyer who tours a resale in the area will have that number in mind.
Guaynabo's luxury inventory is mostly single-family homes in gated communities: Garden Hills, Torrimar, Santa María, Sereno, La Villa de Torrimar, Montecielo. A 1,467-square-foot apartment does not compete with a 4,000-square-foot house on a lot; they serve different buyers. The Legacy is for the buyer who wants to stay in the neighborhood, near San Patricio and the expressway, without a house to maintain, and who will pay for new, for a generator and cistern already installed, and for a concierge.
Three things to weigh before reserving on plan:
What changes. For the first time in decades there is a public new-construction price in your immediate area, and it is high. That helps owners in one way: it anchors buyer expectations upward. It hurts in another: a buyer comparing your house with a new apartment that includes generator, cistern and concierge will ask what your home offers instead, and if the answer does not include backup power, that is the first discount they will request.
What does not change. A list price on plan is not a closed sale. The market pays for what closed, not for what was asked, and nothing at The Legacy has closed. Your comparable remains the last house that sold in your urbanización, adjusted for condition and lot, not the new building three streets away. If you are thinking of selling in the next twelve months, the practical move is to know today what your street actually closed at, before the new project becomes everyone's reference. Send us the name of your urbanización and we will tell you whether we have the most recent closed sale.
Guaynabo has been a resale-only luxury market for a generation. A developer with a completed track record in Condado choosing Luis Vigoreaux Avenue is a statement about demand from buyers who want the municipality but not a house. If The Legacy sells through at or near its list, expect other parcels between Garden Hills and San Patricio to be revalued as development sites. If it does not, the resale houses that already include what The Legacy promises will be the ones that benefit.

Where exactly is The Legacy? On Luis Vigoreaux Avenue in Guaynabo, between Garden Hills and San Patricio, close to San Patricio Plaza and the Martínez Nadal Expressway.
How much do the residences cost? Two-bedroom residences of 1,467 square feet from $1,200,000, and three-bedroom penthouses of 2,934 square feet from $2,950,000, per the developer's September 2026 announcement. That is roughly $818 and $1,005 per square foot on list price.
Does the building have backup power and water? Yes. The developer states a backup generator and a cistern serving the entire property.
Is $818 per square foot expensive for Guaynabo? There is no prior new-construction condominium benchmark in the area to compare it with. Against 2026 closed sales elsewhere, it sits above Condado's overall median (~$630) and close to Dorado's $1M+ segment ($834).
Should I wait for The Legacy before buying a house in Guaynabo? Only if an apartment is what you want. A house in Garden Hills or Torrimar and a 1,467-square-foot residence at The Legacy are different products for different buyers. What The Legacy does change is the value of backup power in any resale: homes that already have it are now easier to price.
