Wyndham Grand Rio Mar & Rio Mar Country Club

Rio Mar is an established beachfront golf resort environment spanning approximately 500 acres along a mile of beach. It includes two 18-hole golf courses, residential villas and condominiums, country-club amenities, racquet sports, dining and other resort facilities.

Grand Reserve & Coco Beach

Grand Reserve occupies another major resort and golf environment in Río Grande. Its residential landscape ranges from established Country Club Residences and surrounding Coco Beach homes to newer luxury projects, creating a considerably different ownership proposition from both Bahia Beach and Rio Mar.

The Grand Reserve Golf Club features a Tom Kite-designed course, extensive practice facilities and a 46,000-square-foot clubhouse.

Today, it is also home to Four Seasons Resort and Residences Puerto Rico.

Four Seasons officially opened the reimagined resort on November 20, 2025, after assuming management of the former St. Regis Bahia Beach property. Four Seasons identifies the resort as being located within the exclusive Bahia Beach community.

For buyers researching older articles or listings, this distinction matters:

St. Regis Bahia Beach is no longer the current resort brand. Four Seasons is.


What Types of Residences Are Available at Bahia Beach?

Bahia Beach should not be viewed as one homogeneous residential development.

Buyers may encounter multiple types of ownership, including condominium residences, beachfront residences and private estates.

Current Bahia Beach resale inventory includes properties in Las Verandas and Las Ventanas, while Four Seasons currently markets a broader residential collection that includes beachfront residences and custom estates.

Las Verandas

Las Verandas provides condominium-style ownership with golf, forest and natural landscape positioning.

Current resale inventory demonstrates why individual-unit analysis matters. The official Bahia Beach resale page currently includes both garden and penthouse configurations with significantly different sizes and positioning.

Las Ventanas

Las Ventanas shifts the emphasis toward ocean-oriented condominium living.

Current official resale offerings include ocean-view and ocean-front residences, again illustrating that view, floor, size and outdoor area can create substantial differences even within the same community.

Ocean Drive and Beachfront Residences

A private Bahia Beach estate should not automatically be used as a comparable for a Las Verandas condominium simply because both share a Bahia Beach address.

The community includes a two-mile crescent beach and a Robert Trent Jones Jr.-designed, 18-hole, par-72 golf course measuring 6,890 yards. Fifteen of the course’s 18 holes border some form of water.

But golf is only part of the lifestyle.

The Bahia Beach Boathouse and Nature Center provides access to biking, fishing and kayaking. Additional activities include ocean kayaking, paddleboarding and other watersports, while the Sports Center includes tennis as well as pickleball and padel courts.

Dining within the community currently includes venues such as the Beach Club Restaurant, Cocoteros Grill and other casual beachfront options.

For many buyers, that combination is the real appeal:

high-end resort service without separating the residence from Puerto Rico’s natural environment.


Who Is Bahia Beach Best For?

Bahia Beach may be especially compelling for buyers prioritizing:

privacy, nature, beachfront access, upscale resort service and premium residential product.

With Four Seasons now operating the resort and residential program, it can also appeal to buyers specifically seeking an internationally recognized branded-residence experience. Four Seasons announced 85 Private Residences as part of the resort’s residential offering when introducing the Puerto Rico property.

However, buyers should still distinguish between the different residential enclaves and determine exactly which Four Seasons services, programs or privileges apply to the specific property they are considering.

“Located in Bahia Beach” and “Four Seasons Private Residence” should not automatically be treated as identical descriptions.


Wyndham Grand Rio Mar Real Estate

Wyndham Grand Rio Mar presents a very different residential ecosystem.

The resort occupies approximately 500 acres along a mile of beach and includes two 18-hole golf courses, beachfront pools, spa and fitness facilities, dining and a large country-club environment.

For real estate buyers, however, one of Rio Mar’s biggest advantages is not one particular amenity.

It is variety.

Current Río Grande MLS inventory includes multiple Rio Mar property formats, including Cluster villas, Rio Mar Village, Villas Las Brisas, Vistas del Cacique, Ocean Villas and higher-end properties within the resort environment.

That means buyers can encounter dramatically different price points and ownership structures without ever leaving Rio Mar.


Golf at Rio Mar

Rio Mar Country Club offers two championship golf courses.

The Ocean Course was designed by Tom and George Fazio.

The River Course was designed by Greg Norman.

The courses incorporate views of the Atlantic Ocean, Mameyes River and El Yunque, while the Country Club includes a 35,000-square-foot clubhouse and practice facilities.

For a buyer who expects golf to be part of everyday life rather than an occasional resort amenity, this can be an important distinction.


Rio Mar Country Club Membership

Rio Mar also has a formal membership structure independent of simply owning a residence.

The Country Club currently offers different membership levels and describes its memberships as family memberships covering the primary member, spouse or partner and dependent children under age 25.

Membership benefits can include access to golf, racquet facilities and other club privileges depending on the selected membership category.

This is an area buyers should verify directly before purchasing.

Property ownership, condominium amenities and Country Club membership are separate concepts.

Do not assume that purchasing any Rio Mar property automatically provides every resort or club privilege.


Rio Mar Lifestyle Beyond Golf

Rio Mar has a particularly active country-club environment.

The Country Club identifies racquet sports, dining, Beach Club, health and fitness and social programming as part of its lifestyle offering. It currently has 11 Har-Tru tennis courts and two Laykold courts, with several equipped for evening play.

This may appeal to buyers who want more than a private second home.

For some households, community activity and access to different recreational options can be just as important as the residence itself.


Can You Short-Term Rent at Rio Mar?

Potentially — but this is where buyers must be very careful.

Current MLS listings show that certain Rio Mar properties advertise short-term rental permission, while ownership and association structures vary by condominium or cluster.

That does not mean every property in Rio Mar has the same rental rules.

Before purchasing with Airbnb, VRBO or another short-term rental strategy in mind, buyers should independently verify:

  • condominium governing documents,
  • HOA rules,
  • resort/community rules,
  • applicable permits,
  • current Puerto Rico regulations,
  • and any restrictions affecting the individual property.

“Rio Mar allows short-term rentals” is too broad a statement to use as an investment assumption.

The correct question is:

Does this specific property permit my intended use?


Grand Reserve Real Estate & Coco Beach

Grand Reserve represents another major piece of Río Grande’s resort market.

Its residential environment includes established homes in the broader Coco Beach area, Country Club Residences and a newer generation of luxury development.

That creates an unusually broad range of property types within the same general destination.

Your current MLS data, for example, includes both traditional Coco Beach residences and newer Grand Reserve offerings such as Country Club Residences, Marea Residences and Amané Estates.

Again, these are not direct comparables merely because they are all associated with Coco Beach or Grand Reserve.


Country Club Residences at Grand Reserve

Grand Reserve’s official Country Club Residences site describes fully furnished residences with spacious living areas, equipped kitchens, terraces and views toward the golf course and ocean.

The established residence format includes three-bedroom, three-and-a-half-bath configurations, although actual resale inventory can differ as units are modified or marketed over time.

For buyers, this can provide a different proposition from both traditional Coco Beach houses and newer pre-construction inventory.


Golf at Grand Reserve

Golf is central to Grand Reserve’s identity.

The Grand Reserve Golf Club course was designed by PGA Tour professional Tom Kite. The club describes an 18-hole experience using four diverse nines, with multiple tee configurations ranging from approximately 5,300 to 7,587 yards.

The club also includes a 46,000-square-foot clubhouse, dining, locker facilities, putting greens, chipping, bunker practice and a driving range.

Grand Reserve is also closely associated with the Puerto Rico Open, reinforcing golf as a major part of the destination’s identity.

For a dedicated golf buyer, this can carry considerably more weight than simply purchasing a home that happens to overlook a course.

There is no useful single “average price” for luxury real estate in Río Grande because the municipality contains fundamentally different property classes.

A small resort condominium, a golf villa, a beachfront residence and a newly constructed estate may all appear under Río Grande — while serving completely different buyers.

At Rio Mar, current inventory includes properties beginning in the mid-$300,000s as well as multimillion-dollar homes.

At Bahia Beach, the same dataset includes current offerings from Las Verandas and Las Ventanas through Ocean Drive and estate properties exceeding $10 million, with some current Four Seasons Private Residence offerings above $16 million.

At Grand Reserve, current inventory ranges from established Coco Beach homes to multimillion-dollar Country Club Residences, Marea residences and Amané estates.

Those numbers do not represent one market.

They represent multiple micro-markets inside the same municipality.


How Should a Río Grande Property Be Valued?

The more useful question is:

What does this specific type of property trade for within its relevant micro-market?

A beachfront Four Seasons residence cannot be valued by simply applying the $/SF of a golf-view Rio Mar villa.

The address may say Río Grande.

The buyer pools are different.

Another important distinction is the difference between current asking price and closed-sale evidence.

Listings tell buyers what sellers are asking today.

Closed sales tell us what buyers actually paid.

Both are useful — but they answer different questions.
