Status as of October 7, 2026. Listed by Puerto Rico Sotheby’s International Realty. Four homes in the MLS out of nineteen does not tell you how many are sold: the rest may be unreleased, sold directly by the developer, or already closed. We ask for the sales report.

The one number that should start the conversation

Lot 19 and lot 6 are both the Ivy design. Both are 4,042 square feet. Lot 19 asks $1,980,900 and lot 6 is under contract at $3,000,000, a difference of $1,019,100 on the same floor plan.

The MLS does not say why. Upgrades, a lot premium and a price increase between releases would all explain it, and so would a data entry error. That is the question to settle with the listing office before you write an offer, and it is the kind of question we ask for you.

Lots run from 0.36 to 0.47 of an acre. Construction years on the sheets are 2026 and 2027. Every listing is pre-construction and every image published so far is a rendering, not a finished house.

The reserve, and what we could not verify

The developer’s materials describe six of the sixteen acres as an Audubon natural reserve and bird sanctuary, home to 18 bird species, with a three-quarter-mile river trail, a pebble riverbank and yoga and meditation decks.

We could not confirm that designation with a conservation authority. We are telling you that before you tour, not after, because the answer changes two things that matter: whether the six acres are protected in perpetuity or only until the developer decides otherwise, and whether being next to them puts any restriction on your own lot.

Four things to verify before you sign

  1. The reserve’s legal status. Who holds it, under what instrument, and what it obliges you to.
  2. What the $741.10 covers, and whether it is the developer’s projected figure or a real operating budget.
  3. The builder’s warranty and the delivery clause, in writing, with the penalty for delay.
  4. CRIM certification and the use permit, before the deposit.

What has closed at The Meadows Estates

No closed sale at The Meadows Estates is public as of October 7, 2026. The two contracts above are contracts, not closings, and contract prices are not public.

For context on what Guaynabo itself has done, ask us for the closing record. We pull it from the MLS and from public deed records, because new construction often closes outside the MLS.
